    How Rentology pricing works

    You pay one price per active property, and each property costs less the more you have. $149 a month covers your first 3 properties; after that each property is $30, then $24, $18, $14 and finally $10. Every feature and every team member is included, and each property brings its own AI credits and text messages.

    1. 1Count your active properties. Offboarded and test properties never count.
    2. 2Your first 3 properties cost $149 a month together. Properties 4 to 15 cost $30 each, 16 to 40 cost $24 each, 41 to 100 cost $18 each, 101 to 250 cost $14 each, and every property after that costs $10. You only pay the lower price for the properties inside each step — 10 properties is $149 + 7 × $30 = $359 a month.
    3. 3Pay yearly and you are charged 10 months for 12 — two months free.
    4. 4Each property includes 125 AI credits and 80 text messages every month. The AI receptionist runs on the same credits: 125 credits is about 10 minutes of AI receptionist calls. Business calling from your own lines is included on fair use, shared across your team — the fair-use amount is in the fine print under How is this calculated? on the pricing page. Email, documents and team members have no meter.
    5. 5One phone number and 5 social accounts (Facebook, Instagram, Google Business, TikTok, LinkedIn) are included. Extra phone numbers are $3 a month each; extra social accounts are $5 a month each.
    6. 6Each smart lock, thermostat or noise sensor you connect costs $6 a month ($60 a year on yearly billing). It appears as a separate "Connected devices" line on your bill, updated as you add or remove devices. No devices, no charge.
    7. 7Set your spending limit on the Billing page. It starts at $0, so nothing is billed above your allowance until you raise it.
    8. 8Add or offboard a property whenever you like — your bill follows your active properties on its own.
    9. 9Rentology works with your booking system, for example OwnerRez. You keep it for your calendar, channels and payments; Rentology replaces the tools around it.

    Each property costs less than the one before

    You pay the lower price only for the properties inside each step, so adding a property never makes the ones you already have more expensive.

    If something's off

    • If you want to see your exact price — open the Billing page — the top card shows it for your active properties, and How your bill is calculated shows every step.
    • If you are still in the free trial — nothing is charged during the 14 days. Your price after the trial is set by your active properties on the day you subscribe.
    • If AI extras or new texts paused — you reached your spending limit for usage above the allowance. Replies to guests, owners and tenants keep working. Raise the limit, or wait for next month's allowance.
    • If you are not happy in your first 30 paid days — contact support and that payment is refunded in full.
    • If you manage more than 250 properties or several brands — contact us — the price keeps falling to $10 per property, and we help with the move.
