    Meet the property setup standards before your inspection

    Every property has to clear one list before it can be listed: two bedding sets per bed, two towel sets per guest, service for twice the sleeping capacity, working safety equipment, and a starter stock of consumables. Items marked Required are the booking platforms' own hosting floor — a listing can be penalised or removed without them.

    1. 1Bedrooms — 2 complete bedding sets per bed (3 for back-to-back stays), a waterproof protector on every mattress, 2 pillows per sleeping guest with washable protectors, a duvet with a washable cover, blackout coverings, and a lamp plus a reachable outlet on each side of the bed.
    2. 2Bathrooms — per guest: 2 bath towels, 2 hand towels, 2 washcloths. Add dark makeup towels, a bath mat per bathroom, 2 rolls of toilet paper out plus 4 in reserve, hand soap, body wash, shampoo and conditioner, a hair dryer, and a plunger in every bathroom.
    3. 3Kitchen — plates, bowls, glasses, mugs and silverware for twice the maximum occupancy (minimum 6 settings), a frying pan, saucepan, stock pot and baking sheet, knives and a cutting board, a can opener, bottle opener and corkscrew, coffee maker, kettle and toaster, and seating for the full occupancy.
    4. 4Laundry and cleaning — a working washer and dryer, detergent, dish soap, dishwasher pods, dish towels, iron and board, vacuum, broom, mop, all-purpose cleaner, and a lined bin in the kitchen and every bathroom.
    5. 5Safety — smoke detectors on every level and in every bedroom, a carbon monoxide detector on every level (mandatory with gas, oil or a fireplace), an in-date fire extinguisher within reach of the kitchen, and a fire blanket beside the stove.
    6. 6Consumables — a starter stock of toilet paper, paper towels, tissues, soaps, dish and laundry supplies, plus coffee, tea, sugar, salt, pepper and cooking oil. We restock these on every turnover.
    7. 7Comfort and tech — reliable WiFi at 50 Mbps or better with the network and password posted, heating and air conditioning tested in every room, a smart TV signed out of any personal account, a real desk and chair, and charging within reach of every bed and the sofa.
    8. 8Outdoor and entry — patio furniture clean and complete, a clean grill with a full tank if the listing advertises one, a lit entry path, and every personal item removed from guest-accessible areas.

    If something's off

    • If you are not sure how many towel or bedding sets to buy — count sleeping guests, not bedrooms. Two towel sets per guest and two bedding sets per bed is the floor — a single set per bed means a cleaner cannot turn the property over while the first set is in the wash.
    • If an item is marked Required — it is the booking platforms' own hosting floor or a safety requirement. A listing can be penalised or removed without it, so these are not negotiable on inspection day.
    • If something is missing at the inspection — it is listed on your report with exactly what to add. The property cannot go live until the required items are in place, so buying against this list first is what keeps the launch date.
    • If you would rather we furnish and stock it — ask your account manager — setup can be handled for you and billed at the standard rate.
