    Add your first property

    Portfolio → All Properties → Add Property~3 min
    Create a property record with its address and type (short-term, mid-term, or long-term). Everything else — listings, bookings, statements — hangs off this record.

    1. 1Go to Portfolio → All Properties and click Add Property.
    2. 2Enter the full street address — it's used to match booking channels and geocode the map.
    3. 3Choose the rental type: short-term (STR), mid-term (MTR), or long-term (LTR).
    4. 4Assign the owner (or add a new owner inline).
    5. 5Enter the building type, total number of units, and building group key if applicable.
    6. 6Save. The property now appears in the picker on every other screen.

    If something's off

    • If the property already exists but you can't find it — check the property picker's filter — offboarded and test properties are hidden by default.
    • If you manage the same address as two units — use Duplicate Property from the ⋯ menu on the existing unit — it copies the physical details and fee structure into a brand-new property, and you give the copy its own unit in the address. Listings, calendars, access codes and billing are never copied.
    • If you need to print or download a QR sheet for a property — use the Print QR Sheet button in the property panel header to print, download, or regenerate the QR sheet. If any required inputs are missing, a dialog will list the steps to complete before the QR sheet can be generated. Ensure the direct booking site is generated and published in the Go Live pipeline before creating the QR sheet.
    • If you need to enter listing links or access codes — use the Onboarding button in the property table view to open the onboarding workflow dialog.
    • If you are using a mobile device and need to search property information — use the search field directly under the property name in the property details panel.
    • If you can't remember which tab holds a detail — type it into the property panel search — it covers every tab, including inspection findings and remarks, video-walkthrough transcripts, directives, and waivers. Clicking a result jumps to the tab it lives on — and a video result plays the clip right there.
    • If you want to watch the walkthrough footage — walkthrough clips play from the Video Walkthrough card on the Overview tab, from the Inspections tab, or straight from a search result. Clips are now property-wide, showing all ready clips from every inspection, not just the latest. The tile shows the property's hero photo as a placeholder.
    • If you need to verify management agreements for a property — check both property-level and owner-level documents. The system now matches agreements based on both property and owner, preferring property-specific and completed documents.
    • If you need to view or copy operational notes for a property — click on the note in the Property Operational Notes section to open it in full. Use the Copy button to copy the note's content to your clipboard.
    • If you need to manage self-guided showings for a property — use the Self-Guided Showings card on the Property Overview tab to access the public tour link and view upcoming showings.
    • If you need to check the pet policy for a property — view the Property Pet Policy card on the Property Overview tab. It shows if pets are allowed, any weight limits, maximum number of pets, deposit requirements, and additional rules.
    • If you need to review custom onboarding answers for a property — check the Custom Onboarding Answers card in the Property Details panel. It displays any organization-defined custom answers provided during onboarding.
    • If you need to access recorded visits for a property — view the Recorded Visits section in the Inspection Data tab. It includes recaps, action items for owners and teams, full transcripts, and audio playback of the visits. Use the 'Listen to this visit' option to play the entire recording with controls for pausing and navigating through the audio.
    • If you need to check utility accounts or utility cap for a property — view the utilities information in the Property Overview tab. It now consolidates utility providers and utility cap data for better accuracy and consistency.
    • If you are using a mobile device and want to switch between card and list view — note that the view toggle is now available on mobile devices, but the list view is the default for better usability.
    • If you need to check the go-live status of a property — view the line under the property's address in the Properties board. It shows the current step in the pipeline and who the step is waiting on. You can now open the step directly or send a follow-up message to the person responsible. This line disappears once the property reaches the 'live' stage. Properties in the lead phase before go-live are also shown if they are not yet live. The system now deep-links directly to the specific stage or lead detail modal, reducing navigation time. The step link is now a real link, allowing you to open it in a new tab. The entire line is now clickable, ensuring that clicking anywhere on the line opens the pipeline, not just the text.
    • If you need to follow up on a blocker in the pipeline — use the 'Send reminder' button under the blocker's name in the Blockers column on the Properties board. It sends an email and text to the owner or a message in Team Hub to a teammate, depending on who is responsible. The last follow-up action is displayed to avoid duplicate reminders.
    • If you need to build a direct booking website for a property — ensure the property has a name. The Build Direct Booking Website button is disabled until the property is named, as the website and its link are generated from the property's name.
    • If you need to share a social link for a property — ensure the property is publicly live with a real listing URL on a channel or a published direct-booking site. A social link on an unlisted property leads to an empty page.
    • If a property does not display its image — the system will automatically attempt to fetch the image from Zillow or Realtor. If the image is not available, it will retry every 14 days until successful. Offboarded and test properties are excluded from this automatic image fetching.
    • If you need to check the listing status on different channels — view the channel pills in the Property Overview. They indicate the listing status with colors: green for live listings, amber for listings in the syndication feed awaiting publish, and red for no listing URL. Clickable links are provided for live listings and some in-feed listings.
    • If a smart lock is missing from the Seam workspace — the system will indicate the device as missing rather than offline. This status is shown with a 'device missing' message and a red dot, highlighting it as a problem.
    • If you need to manage listing URLs for a property — use the 'Listing URLs' section in the Property Overview tab. You can paste the live listing URL for each channel, such as Airbnb or Zillow, and it will be saved to the property's platform record. This replaces the previous display-only format.
