Take a tour of the pricing tool: Prices, the home panel and minimum nights

A two-minute tour of the pricing tool. Pricing in the menu opens Prices: every home in one list, with Base, Min and Max you can change right in the row. Click a home and it opens in a panel on the right with five tabs. The Prices tab holds the month calendar and every pricing rule; the Performance tab shows the minimum nights for the next 60 days and lets you raise them to hold dates instead of blocking the calendar.
Steps
9 steps- 1Open Business → Pricing. The menu has three pages: Prices (where you work every day), Results (what pricing did and earned) and Settings (setup, autopilot controls and rules). Pricing always opens Prices.
- 2Prices lists every home. Change Base, Min or Max right in the row and press Save on that row: that one home is re-priced and its prices go to your property software. The other columns show the last-minute discount, how much of the next 7 and 30 nights is booked, and the average price over the next 30 nights. A home your pricing engine does not price says so under its name, with greyed boxes.
- 3Click a home's name or Calendar. The home opens in a panel on the right, over the list, with five tabs: Prices, Overview, Performance, Amenities and Activity. The arrows at the top go to the previous or next home without closing the panel; Open full page gives the home its own page.
- 4On the Prices tab, change Base, Min and Max for this home and press Save & Refresh: every night is re-priced and sent on.
- 5On the month calendar, drag across nights to pick several, or use Quick select (This weekend, Next 7 days, All Fri/Sat this month). Choose Set price or Change by %, type the number and press Apply. Chips on a night explain its price: Last-min, Gap, Event. Booked and blocked nights are hatched.
- 6Under Customizations every rule has one closed row that shows what applies now: last-minute discount, gap nights, day of week, the minimum stay ladder, length-of-stay discounts and below the owner's minimum. Open a row to change it, then press Save & Refresh.
- 7Open the Performance tab and scroll to the calendar. The bar 'Minimum nights, next 60 days' shows the minimum stay for each stretch of dates.
- 8To hold dates for a longer stay, press Change minimum nights. Enter the first and last night, the minimum (for example 14), optionally a 'Back to normal on' date and a reason, then press Save minimum nights. Typical case: a mid-term guest may extend. Raising the minimum keeps the dates open for that guest while nobody can book a two-night weekend inside them, and the normal ladder comes back on the date you chose.
- 9Press ×, Esc or your browser's Back to close the panel. You are back on the list where you left it.

From the list to one home, then back
If something's off
- If the Base, Min and Max boxes are grey — that home is priced somewhere else (for example PriceLabs). Change it there, or move it to Rentology pricing under Pricing → Settings → Pricing Setup.
- If you want the detail on changing prices night by night — read 'Change prices on a home Rentology prices'. It covers every rule, removing a price you typed, and what happens under the owner's minimum.
- If you want the detail on holding dates — read 'Hold dates for a longer stay by raising the minimum nights'. It covers the confirmation from your property software and removing a hold.
- If you cannot see Pricing in the menu — your account has no access to the pricing pages yet. Ask an admin of your company to give you access.
- If you want to send someone straight to one home — copy the link while the panel is open. It opens the same home and tab for whoever you send it to.
