How Rentology sets each night's price
Business → Pricing → Prices~4 min
Every morning Rentology prices every open night of every home it prices. It starts from the market model, adds one demand score built from the local market, lifts holidays, protects weekends, helps empty homes book and lowers prices step by step instead of in one jump. Your own prices and the owner's minimum always come first. New prices reach your property software, for example OwnerRez, the same day.
Steps
9 steps- 1Start: each night begins at the market model's price for that night, with the home's own difference between weekdays and weekends.
- 2Market demand: Rentology then gives each night one demand score. It looks at how full similar homes nearby are on that night compared with similar nights, what guests actually pay there, how much booked in the last week, how the home is booking over the next 30 nights compared with the market, and what the same night sold for last year. The score moves a night at most 22% down (14% for nights more than 90 days away) and at most 65% up. Homes that rent only by the month are not scored.
- 3Holidays and events: Thanksgiving, Christmas, New Year and other events are priced inside the range that similar homes nearby charge that night. The more of the market is already booked, the higher in that range the night sits. These nights also get a 2-night minimum.
- 4Weekends: a Friday or Saturday more than 14 days away is never lowered by the demand score, only raised. A weekend a week or more away also stays at least 10% above the owner's minimum.
- 5Empty homes: inside 14 days an unsold night moves toward the cheaper end of similar homes nearby, but never more than 10% under its normal price. The last-minute discount from your property software shows to guests as a crossed-out price, and Rentology lists the night so that after the discount the guest pays exactly Rentology's price. The minimum stay steps down as the night gets closer (the minimum-stay ladder), so 2-night and 1-night stays can still book, and a gap between two bookings gets a minimum stay that fits it.
- 6Lowering prices step by step: a night never falls more than 7% below today's live price in one day when it is 15 or more days away, 10% at 4 to 14 days and 15% at 0 to 3 days. A bigger cut walks in over several days, so a booking that was coming anyway is not sold too cheap. Raises are never slowed, and your own prices and gap nights are not slowed either.
- 7The owner's minimum: Rentology never prices under the owner's minimum, except on a home where 'Below the owner's minimum' is switched on. There it may go at most as far under as that home allows, and the night is labelled 'below owner floor'.
- 8Your own prices win. A price you typed for a night more than 7 days away stays exactly as typed. A price you type when the night is 7 days away or less also stays exactly as typed. A price typed earlier, on a night that is now inside 7 days and still unsold, becomes the highest price for that night, and Rentology may only go lower to get it booked.
- 9To see why a night has its price, open the home on Prices and select just that night. The list under the bar names every rule that moved it, for example 'Market demand', 'Holiday or event night', 'Weekend: demand never cuts it' or 'Price drop spread over several days'.
From the market price to the price that goes live
If something's off
- If a price looks lower than you expected — select the night and read the list. If you disagree, type your own price for it: it wins.
- If a price is coming down slower than you want — that is the step-by-step rule. For a faster cut, type the price yourself; your own prices are not slowed.
- If a weekend did not get cheaper on an empty week — that is intended for weekends more than 14 days away. Inside 14 days the normal last-minute rules apply.
- If a home rents only by the month — the demand score is skipped for it, and its monthly minimum stay always holds.
- If you want to change Base, Min or Max, or a rule — read 'Change prices on a home Rentology prices'.
